Lessee to agree to the following:
No animals permitted
No smoking of any kind (tobacco, cannabis or vaping).
No cultivation, consumption or inhalation of cannabis.
Should the need arise, the Lessee will grant access to the Lessor. The Lessor shall give a notice to the Lessee of at least twenty-four (24) hours.
Lessee to provide proof of a minimum of two (2) million dollar insurance policy for civil liability and maintain such policy in force during the entire term of the lease and remit a copy to the Lessor prior to the occupation date. The Lessee must all maintain tenant's insurance for the term of the Lease.
The condo unit shall not be painted unless otherwise agreed to with the Lessor.
No subletting or short-term rentals such as Airbnb or similar are allowed. Airbnb or similar short-term sublet will be considered a repudiatory breach of the Lease.
At the end of the term of the lease, the property must be returned in the same condition as when rented: this includes all inclusions of the property, as well as the condition of the floor, minus normal wear and tear.
Lessee to abide by the Rules and Regulations of the Immovable.
Lessee to advise the Lessor of the date and time of move-in so as to advise the Administration to reserve the elevator. A fee of $200.00 will be added to the first moonths rent as the cost to reserve the elevator.
Lessee to provide a credit report from Equifax, TransUnion, or Oligny & Thibodeau, at their expense, as well as proof of salary/income. This to be remitted with 3 business days following acceptance of the Promise to Lease and accepted by the Lessor within 2 days of receipt.
